Retail in the Quad Cities

The retail market in the Quad Cities has been hot and will continue to be. Many types of opportunities are offered in the area, from existing shops, new development and redeveloped properties.
Many new developments are taking place in the region and neighborhood locations ranging in size from 6,000 to 12,000 square feet. One of the most significant retail developments was the $23.5 million redevelopment of Duck Creek Plaza in Bettendorf, Iowa. The center tenant's range from small local retailers to Home Depot and the construction of a 63,700 square foot Schnuck's Market, the first in the area.
Another new development coming to the area is Crow Ridge Plaza located along 53rd and 18th Street in Bettendorf, Iowa. It will offer retail suites between 1,500 to 22,000 square feet. It was also have out lot pads for available for freestanding retail/financial uses.
Overall, the strongest growth has been seen in the Elmore and 53rd Street corridor in Davenport, Iowa and the John Deere corridor in Moline, Illinois. The appeal for these areas has been the proper mix of residential population, traffic, access, anchors, development opportunity and available land. However, it is also anticipated after the completion of the new bridge connecting Rock Island and Milan, Illinois, there will be increased interest in both cities, particularly more development on John Deere Road.
